General- The contractual relationship is directly between the owners of the property (Prospect Lettings) and the guest.
Reservations- A reservation is provisional until we have received payment. A provisional reservation will be held for 5 working days and if payment has not been received within this time the reservation will lapse. For reservations made within 4 weeks of arrival the full balance will be payable to secure the reservation.
Deposit- For advanced bookings a 30% deposit is payable to secure the reservation.
Outstanding balance- An invoice for the outstanding balance will be sent 6 weeks prior to the arrival date.
Cancellations- If a reservation is cancelled by the customer within 30 days of the agreed arrival date the deposit is non-refundable. It is recommended that customers take out Cancellation Insurance.
Arrival & Departure- Tenancies commence at 15:00 on the first day and terminate at 10:00 on the day of departure.
Smoking- The accommodation is strictly non-smoking and we would ask you not to smoke inside under any circumstances.
Pets- We do not accept any pets at the accommodation, with the exception of assistance dogs.
Linen- Bed linen and towels are changed between holidays. Additional towels and linen are provided. Cot linen is provided on request.
Utilities- Electricity, gas and water are included in the rental fee.
Telephone- The accommodation does not have a telephone.
Internet- Unlimited WIFI is included in the rental fee and we expect all guests to use the internet safely and responsibly.
Non-availability of property- If for any reason beyond Prospect Lettings control the property is not available on the date booked or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the guest will be refunded.
Liability - Prospect Lettings will not be liable for any act, neglect or default on the part of any person not within their employment or otherwise under their control, nor for any accident, damage, loss, injury, expense of inconvenience, whether to person or property, which the guest or any other person may suffer or incur arising out of , or in any way connected with the rental. In addition, Prospect Lettings accept no liability for loss of or damage to the guest's possessions on their property or land. Nothing in these conditions excludes or limits the liability of Prospect Lettings for death or personal injury caused by Prospect Lettings negligence or for any matter which it would be illegal for Prospect Lettings to exclude their liability.
Breach of Contract - If there is a breach of any of these conditions by the guest or any of their party, Prospect Lettings reserve the right to enter the property and ask the guest and their party to leave.
Complaints - All complaints must be notified to Prospect Lettings as soon as reasonably practicable, as Prospect Lettingsmay be required to carry out an investigation followed by remedial action. If Prospect Lettings are denied the opportunity of investigating the complaint within a reasonable time or denied the opportunity to put matters right during the holiday, then the guest will waive all rights. We will do our utmost to ensure that any problems are resolved quickly and to your complete satisfaction.
The Guests' Obligations - The guest agrees:-
a. to pay for any losses or damage to the property unless the cost can be recovered under any household insurance held by Prospect Lettings.
b. to take good care of the property and leave it in a clean and tidy condition on departure. Prospect Lettings reserves the right to make a charge for extra cleaning if the property is not left in a satisfactory condition. Prospect Lettings has the right to refuse future bookings from that guest.
c. to permit Prospect Lettings reasonable access to the property.
d. not to part with possession of the property, or share it, except with members of the party listed when booking.
e. not to exceed the total number of people stipulated in the property description.
f. not to transfer the booking to another party without Prospect Lettings agreement.
g. not to cause an annoyance or become a nuisance to neighbours.
h. not to smoke in the accommodation.
i. not to bring any pets to the property.
